Project: New Build Development through a traditionally tendered route to provide 5 family homes for social rent in Luss Village.
Contract duration: 9 months, start date: August 2016, completion: May 2017-10-26
Value of project: £1.032m
Programme: Works completed within programme and within approved costs (with approved additional costs particular to unforeseen ground conditions).
Role of JR Construction: Main contractor responsible for delivering of the new build housing project on the basis of a traditionally procured project. Delivery of the project to agreed specification and design to the agreed contract terms and conditions including delivering community benefit targets.
Performance on project: JR Construction adopted a pro-active, thorough and professional service on what has been a complex and challenging project. They have met and exceeded Link’s expections to deliver a quality, exemplar project, which on completion has delivered Link’s vision for the project which integrates well into a sensitive rural environment.
The project has early challenges as a result of unforeseen complex ground conditions which required a partnership approach to resolve. JR Construction worked with the Design Team and the Client, often taking the lead and driving the solution even though it was a project. The partnership approach continued throughout the development which was key to projects overall success.
JR extened their proactive and creative approach to the delivery of community benefit, which was tailored to the requirements of the local community and Link and delivered beyond what would be considered the norm for a relatively small project. Community Benefit included the provision of environmental improvements for the local school, working with the local school on a number of other projects and employing an apprentice.
The project is an excellent example of what can happen when a contractor takes a proactive, client focused approach which was refreshing from a new contractor, this is the first project completed by JR Construction for Link.
We are also working on a number of live projects in the pre contract stage with them, either on a Partnership contract or Design and Build, ranging from a 33 unit retirement living project to a 106 unit a mainstream and particular needs housing project. JR Construction was also appointed to Link’s Contractors Framework when this was renewed in September 2016. On a basis of our recent and continued experience, I would have no hesitation in recommending JR Construction to Rural Stirling Housing Association for a project of 50+ units.< Back
